Welcome to Apartment 307 at Ryedale House.
Ryedale House is an exclusive, private development with an onsite concierge in the heart of York’s historic core beside the River Foss.
Apartment 307 is on the third floor and can be accessed via the lifts in the lobby or by stairs. The open plan living and kitchen area has floor to ceiling dual aspect windows, as well as a Juliette balcony overlooking the bustling streets below. The kitchen has been designed to the highest standards and includes premium Neff appliances as well as a De Longhi coffee machine, and a central island perfect for enjoying breakfast.
The dining area comfortably seats four people and has a fantastic view of the River Foss, an ideal place to enjoy your morning coffee or evening meal. The living room has a large corner sofa, perfect to sit back and relax whilst watching a film on the smart TV. The apartment also has the added bonus of a Netflix account!
The principal bedroom features a king-size bed and ensuite, complete with underfloor heating and shower. The second bedroom of the apartment also features a king-size bed, to ensure a fabulous night’s sleep. Both the bedrooms have high quality carpet throughout and luxury finishing touches.
Apartment 307 @ Ryedale House is the perfect place to stay whilst visiting York, whatever the occasion.

IMPROVEMENT NEEDED

We are very disappointed about our stay. This apartment really needs to improve in several areas big time. Here are some of issues that we experienced that made our stay very uncomfortable. -The beds were extremely uncomfortable, also, It was impossible to keep the bed sheet in place due to the mattress being such a bad quality. Customer service was appalling we expressed our problem with the beds and received no solution. -The kitchen lacked of equipment only 3 cups, 4 plates and 4 bowls not enough. -The heating system had a mind of its own! On the first day that we arrived we were able to adjust it according to what it was need it but after that it was all over the place. We were not able to control the temperature, not sure what the manual said meant about set for a confortable stay as that was not the case. It is a real shame as we like the location of the place very much. .

Great location, very clean and large space
Great location but major issues made the stay regrettable

Apartment 307 @Ryedale is in a very good location and could have been a lovely apartment to rent for the 9 days I paid a premium price. However, the feature of the large windows in the open plan front room area overheated the sitting area/kitchen/dining area where the average daily temp was 29 degrees. There is NO WAY Stays is not aware of this issue having discussed it with others in the building. The heat was NOT ON and we triple checked and while the bedroom temp was more appropriate that is due to black out curtains being in the bedroom not just sheer drapes. We did open the windows but that made little difference and the solution was to avoid the apartment during the day - not what I paid for as I was meant to be working during my stay. The apartment was not very clean - stained pillows on the couch, dust behind the TV, window shutters (once opened) caked in dirt. There were no drawers to keep socks and other small clothing items in the main bedroom and with only 1 bedside lamp - which was broken - it wasnt suitable for a couple. The beds were also very uncomfortable. Being provided with only 1 key for a 2 bedroom rental was also an inconvenience. The kitchen was not well stocked - a wooden cutting board was covered in black mould or burnt - we took it out on day one and it covered the island in soot or mold. The heavy microwave was unusable unless we moved it on top of the hob to plug it in. Obviously far from ideal. There needs to be a table next to the counter to make it useable but Stays failed to address that sadly which made cooking a hassle - again, a disaster when choosing to rent a self catering apartment. Stays advertise weekly cleaning THIS IS FALSE and later - after paying - they inform you that apartments will be cleaned only if you rent them for 12 days or more. That is not "premium". The list of issues was long and we were basically very very disappointed by the whole experience. We would advise people to AVOID booking this apartment, especially in warm or sunny weather which makes it inhospital to stay in during the day. Why Stays would rent the apartment in its current state is also deeply concerning and indicative of an approach that seeks to take advantage of the customer.

Great spot, lovely apartment. Looked on Google maps before we arrived, the street is much nicer than it looks on maps. The long stay carpark is directly opposite the main door up a lane. Very convenient. Loved it and will definitely be back.
