Ryedale House is an exclusive, private development in the heart of York’s historic core beside the River Foss. The building benefits from secure allocated parking for one car. Waterfront sits on the 2nd floor and offers a superb view over river.

Upon entering the open plan lounge, kitchen and dining area for the first time you will be immediately struck by the amazing amount of natural light coming into the apartment from the floor to ceiling windows along with enjoying the wonderful river view. The property occupies a corner position on the building which aids this.

The kitchen area has been designed to the highest standards and features premium Neff appliances throughout.

The dining area can seat 4 for dinner and backs onto the stylish living area with comfortable seating and large LCD TV. There is also a high quality sofa bed that can accommodate the occasional extra guest. The high quality wooden floors throughout the apartment also have the added benefit of underfloor heating.

The master bedroom features a king-size bed, wardrobe and dressing table.The bedroom also benefits from having USB sockets near the bed and high quality carpet.

The bathroom is fully tiled and has a walk in shower and Villeroy & Boch bathroom fixtures.

Had great difficulty getting into the building. Were helped by a lovely couple who had the same problem themselves.Information was incorrect given by Stays York. Similar problem with the car park. Shower was difficult to use and the TV didn’t work at all. Bedroom was comfortable although rather small. Kitchen was well equipped.

Stayed for a couple of nights for our wedding anniversary. The apartment was brilliant. A fantastic size, good sized bedroom, living room was well equipped along with the kitchen. The corner room, with the wrap around windows provided a lovely view onto the river side. Parking was really useful, especially with the overpriced car parks dotted around the city. This was safe and enclosed within the complex. Was slightly disappointed that a modern apartment building didn't have air conditioning. We stayed during the heatwave of May and the apartment reached 31c+. We did have fans however this just moved around hot air. The large window/door opening in the living room was nice, but didn't help with the temperature. Over all a wonderful stay, brilliant home from home feel. Will be booking again!!

We've stayed in this apartment block before in a 3 bed unit. This one bed unit was just as great for us as a couple. Well presented, great location and with car parking. Highly recommended and it will be our first choice for future York visits.

Found this flat bit more grubby than i expected, paint work around skirtings needed redone, grout in shower looking a bit black. Found welcome pack minimal. Nice vase of fresh flowers would have been welcome. Location perfect to walk into town and really quiet, view from windows of water and wild life very relaxing. Last time stayed in two bedroom in same property and it was really wow factor…..this particular apartment needs to get that.

Bed very small and uncomfortable. Lack of shelves in bathroom. Kitchen kettle in a disgusting mess. Cleanliness a bit lacking eg sink plug disgusting.

We booked the apartment at Ryedale House on a recommendation and we were certainly not disappointed. The apartment was lovely, very well equipped and comfortable - a real home from home. It is situated a 5 minute walk from the main square in York and in walking distance to anywhere in the town centre. Having a secure parking space at the apartment is a boon as we had to pay £18 for a 4 hour stay in a public carpark prior to getting access to the carpark at Ryedale House. We would definitely recommend a stay here - it was quiet and although there are a lot of other apartments in the block we didn't hear any noise from anyone else staying there. We will be back!

Three things worth mentioning:- 1. The offer of the early check in was appreciated even though we did not need it on this occasion 2. The apartment access instructions need re-writing so that they are step-by-step. It would be useful to have a picture of the main keypad with an arrow pointing to the small key symbol rather than the current sentence which comes after the keypad instructions - or maybe I am the only one who after a long drive, kept trying the larger key symbol? It would also be useful to have the apartment number 202 on the key safe as well as the name 'Waterfront' We did not need to use the car during our stay, but got confused by the instructions for exiting the car park. These said that you need to use the car park fob (which was that? - the black one?), but there was no obvious receptor to which one could present it. In the end, we just pressed the green button which opened the gate. 3. Our stay coincided with very sunny and hot weather. Because of the expanse of glass, the lounge was extremely hot (29*C) and the thermostats did not appear capable of being reset to a lower temperature. We coped and the bedroom temperature was fine. Had we been staying longer, we would have asked for assistance but, assuming that there was nothing wrong with the system, the instructions for reset need to be clearer. But when the weather is so sunny, the curtains could have been left draw to keep the room that bit cooler. Having said all that, the location is great, the apartment suited us well and we would consider using again.

We enjoyed our 4 night stay in a flat that looks over the river into the walls of the Castle Museum. Very light, bright and modern. Some elements were extremely tired like the coffee table but it would seem that some residents had abused the privilege of staying there. Excellent shopping in York overall and M&S Food is 5 minutes walk as is the Shambles. Tesco Local even closer. A little tricky to find but parked in the Coppergate, found it on foot then parked in our own space behind the apartment blocks sliding door in our own parking area. Satnav was at fault. No air con but two big fans helped our very good weather. Underfloor heating for colder days. Fairly noisy vicinity but not bothersome to us.

Very convenient location with parking! Apartment was of a high standard with all you need for a short/long stay! Felt very secure! York is a great city with so much to do - all on your doorstop from this apartment. Shower could do with a shelf to put your shampoos etc! Everyrhing was clean and well looked after - would book again in a heartbeat!

What a fabulous stay we enjoyed last weekend in Waterfront @ Ryedale House.The apartment is in a brilliant location in the heart of the city and yet really lovely and quiet. Being on the river is lovely - perfect views make for a very relaxing break. We spotted a heron, Canadian geese and a kingfisher from the lovely big windows. Various reviews have mentioned the shower soaking the floor - it does get a little wet but dries in no time due to the underfloor heating, and the shower itself is brilliant. The apartment is beautifully decorated, really clean and well looked after. The secure parking is a massive asset. I can highly recommend a stay at Waterfront and we hope to visit again soon, thank you.

A nice contemporary apartment in an excellent location in the city centre and next to the river Foss. An additional bonus was having a gated parking space at the rear and easy access to the apartment. There were a couple design issues which were irritating, such as the sink in the shower room being small so that you had to be careful not to hit your head on the wall when washing, and having to use a case to hold open the outside door to get some ventilation. Our main issues were that having arrived on a Sunday, the TV not working properly as the set top box had been removed and the TV had not been reset, requiring someone to come out on the Tuesday to reset it, and the sink plug in the kitchen sink not stopping water running out. There was nothing in the welcome pack to tell us that there was a hidden cabinet behind the flush fitting mirror in the shower room housing a spare toilet roll until it was discovered by the person coming to fix the TV (and bringing a bowl for the kitchen sink). The mirror was above the toilet and not above the sink on another wall. Despite these things, the people from Stays were helpful. The fittings in the apartment were of high quality and we would consider staying again.

Before our arrival we received a message that one of the big windows in the living room wasn’t closing properly. We were told that two days after we check in a maintenance crew would come in the morning and fix it during a two hour window on Friday. I had to call several times to ensure that my daughter who is sleeping in the living room wouldn’t be freezing or wet. The window was 8-9” open. Further, no one offered us any kind of compensation for this inconvenience. We had to let people in to the apartment with all our belongings in there since we couldn’t stay as it was move-in day for the University. I had also asked for a late check out the day we were leaving and never received any response. Unfortunately, this is a real turn off, and we will never book through stays in york again. To this day, I have not received an apology or some kind of compensation for the inconvenience. Also, a microwave would be really essential and may be a sponge to do the dishes when you first arrived. There was nothing, no tabs for the dishwasher and no sponge. No garbage bags either.

I'd been planning to stay in one of the hotels near the city walls so that we could walk into the centre easily, then I stumbled across this apartment on the StayYorks website. Lovely place to stay for our family of three. We could eat breakfast while looking out towards historic Gifford's Tower and walking to/ from the city centre was well under 10 minutes each way. Supermarkets en route for stocking up too and a cluster of independent eateries over the road in shipping containers (my description does not do them justice). ... and to think I nearly booked us into the next door hotel at the same price for three nights - cooped up in one room, rather than this spacious, light, clean apartment. Would definitely stop here again - I earned mega- brownie points with this choice.

Nice modern apartment in central area of York. Very convenient for shops, restaurants and theatres as well as transport links. Gated parking excellent as I was able to leave my car without any concerns for the entirety of my stay. Had a problem with the shower, quick response from Stays York staff and issue was rectified by the on call plumber.

We visit York about every 2 months, and have stayed in many places. But, after too many inconveniences with the quality, and/or safety, and/or services of other locations, we are extremely satisfied with the Stays at York offering. This flat's location is perfect. Within the city walls, but also in the heart of the town center, on a major street. Since the flat faces the river, there is absolutely no noise, with the added benefit of an awesome view of the river and the Castle. Very safe street and access to building. Nice parking (where in York it depends on availability of public parking, very busy depending on the time of the year). The furniture is new high-end, modern and comfortable (sofa, bed, dinning room and kitchen). TV & Wifi, and Netflix services available. Impecable cleaning. The restaurants nearby are close, excellent and very well priced.

New, modern, comfortable, great location. Brand new building, very nicely finished apartment, very well thought-out, with all the facilities we needed and more e.g. induction cooker and BT TV, great riverside view and quiet location. Over the road from "Spark" - a street food hub full of amazing food options and independent businesses. A very easy into the heart of York. We would definitely come back here again!

Great choice. <br /> Best location in York. You are right in the city centre, but without being exposed to the street noise. Building, apartment and comfort deserve top ratings (luxurious, comfortable). Excellent views.

Very Modern & Great Location. Very Modern, loved the underfloor heating, it was in a great location to walk into York Centre, with a fantastic view looking at Clifford’s Tower, (shame it had scaffolding over it) and free parking was good!
