The apartment is thoughtfully designed to maximise space and comfort. It features a separate modern kitchen with quartz worktops and a tiled finish underfoot, creating a distinct cooking area that enhances the sense of openness.
The living space includes a comfortable sofa, Smart TV, a wall-mounted pull-down double bed, and a bistro dining table for two, making it ideal for relaxing or dining in. The apartment also features a modern shower room.
Just a 5-minute walk from York city centre, Cocoa Suites 45 is perfectly located for exploring the city’s historic streets, shops, and attractions, while offering a peaceful riverside retreat to return to.
The best view
45 Cocoa Suits is one of the most beautiful view of York. The location is perfect, and the structure are very good! But is important check the conditions of the sofa lega, and change the pans.

Initial considerations regarding the studio
We would like to share some initial considerations, as we will be staying here until March. Overall, the studio is very good. The kitchen is well equipped and works very well, the view is stunning, and the location is excellent. We are very happy with the space and would certainly recommend it. There are just a couple of small points to note: the frying pans may need replacing, as the Teflon coating has worn off, and the sofa legs are slightly unstable and could use some attention. Memory trip.
We stayed in Cocoa suites 45, 3 nights. Check in was/is 4pm, but we got in after 3pm, I made a phone call to stays York. Pull down bed was ok, left ready in place when we arrived 22nd August. 45 is quiet, in a corner at the end of a long corridor. The extractor fan in bathroom is not effective. A lot of codes to key in, we wrote these on paper to be sure!!!
My review
Its a lovely spot and so convenient for the centre. I was there for 3 months although the very noisy geese in the river lagoon/basin going bonkers 24/7 is waring and you dont get used to it believe me. Best Nigel
Good location
Locate about 10 minutes walk from city centre. Quiet and private. Convenience as nearby supermarket and shopping area within 5 minutes walk.
Lovely
Great location and a beautiful view. Stayed for 3 weeks and it was very comfortable with all the necessities one needs.
A lovely place to stay
The apartment was virtually brand new and had everything we required for a lovely stay. It was clean and comfortable and very well furnished and right on the river with a lovely view and only a short walk to the shambles area and bars etc. There was always lots of hot water and shower was great infact we could not fault the apartment at all and next time we stay in York we will definitely stay there again if it is available and we have recommended it to our family and friends.
